Residential Complex "Absolut"
A project for a new residential complex (ZhK "Absolut") in the central district of Sochi, at Ostrovskogo St., bldg. 3. The site is characterized by its excellent location, 580 meters from the Black Sea coast, with convenient access to public transport and the city's main social and resort infrastructure.

Idea
The philosophy behind the "Absolut" complex is to create an oasis of modern comfort in the heart of a bustling resort city. The design strives to embody a sense of calm and closeness to nature through its green terraces and connection to panoramic views. It is more than just a residence; it is a vertical community designed for a contemporary lifestyle, offering both the vibrant energy of downtown Sochi and a private, peaceful retreat above it all.
Design Solutions
Our approach was to create a building that is both contemporary and respectful of its surroundings. We moved away from simple rectangular forms to a more sculpted massing.
Stepped Terraces. The concept features a stepped structure with landscaped, usable terraces. This not only creates a dynamic visual profile but also provides residents with private outdoor spaces and enhances the project's environmental sustainability.
Materiality. The facade employs a minimalist language of glass, concrete, and metal. Large windows maximize natural light and capitalize on the stunning views of the coast and mountains, blurring the line between the interior and the beautiful Sochi environment.
Contextual Integration. The design acknowledges the area's eclectic architectural heritage, dominated by warm ochre hues and white elements, by introducing a modern palette that complements rather than clashes with the historic context.
Contextual Modernism
The Challenge
To develop a conceptual architectural design for a high-rise residential building that would harmoniously integrate into the stylistically diverse urban fabric of central Sochi. The key challenges were to navigate strict urban planning regulations (including exceeding the maximum permissible building density and footprint from a previous design), resolve significant parking shortages, ensure proper fire safety clearances, and create a modern building that respects the historical coloristic and stylistic context of the area.
A specially designed audio system will create a unique ambiance for the residents. Pleasant music will be played in the lobby, courtyard, and commercial areas of the complex.
The proposed 16-story building with a height of 54 meters is designed as a new spatial landmark. The project significantly increases functionality by expanding the number of apartments and non-residential commercial space on the ground floor, while also proposing a solution for over 100 parking spaces, potentially including an underground parking garage after further analysis.
We conducted a comprehensive pre-project analysis, including urban, stylistic, and coloristic studies of the neighborhood. Our team developed a new architectural concept that replaced the rectangular volumes of the previous design with more harmonious forms.

Regulatory Navigation

The proposal carefully balances ambitious program goals with urban planning constraints, offering a viable path forward for a complex site with numerous regulatory limitations.
Parking Solution

Addressing a critical flaw in the previous design, the new concept plans for over 100 parking spaces, significantly exceeding the initial 28, with a potential underground level to meet resident and guest demand without congesting the surrounding streets.
The concept proposes a classic for a resort city mix: commercial real estate on the ground floor with apartments and residential spaces above, activating the street level and providing convenience for residents.
The project focuses on smart and efficient use of a limited urban site.
The Result

The building's modern minimalist design, utilizing glass, concrete, and metal, is complemented by green terraces, creating a dynamic and eco-friendly silhouette that fits seamlessly into the city's metric of high-rise buildings and becomes a new architectural landmark pointing towards key recreational and transport hubs.
Modern Design
The new concept offers a balanced and modern solution that enhances the urban environment. It increases the total number of apartments from 45 to 135, more than tripling the project's capacity while optimizing the total area.
